MAREI Master Class: Beyond the 1031 with Todd VanMeter

MAREI Master Class on Zoom: Beyond the 1031 Exchange, Deferring Capital Gains, with Todd VanMeter, October 24, 8 AM to 1 PM Central

You spent years buying well, paying down loans, and building equity. At some point, many investors want that equity to do something different, and they want to defer capital gains without a 1031 exchange that locks them into buying another building. A Deferred Income Trust is one way to make that move, and on Saturday, October 24, Todd VanMeter spends five hours on Zoom showing MAREI how it works.

When a 1031 exchange is not the answer

A 1031 exchange defers your gain as long as you buy more real estate. That works well while you are growing a portfolio.

It is less helpful when the whole point is to own fewer buildings. Maybe you want investments with no tenants and no maintenance. Maybe you want to diversify into stocks, bonds, notes, or private investments. Maybe you still like real estate and you are ready to let someone else do the operating.

Long-time owners often end up weighing two choices: keep a property they are ready to be done with, or sell it and send a large share of the gain to taxes. This class is about a third choice.

What is a Deferred Income Trust?

In plain English, a Deferred Income Trust pairs an irrevocable trust with an installment sale. As Todd teaches it:

  • The owner sells the property to a trust and receives a promissory note in return.
  • An independent trustee handles the sale proceeds.
  • The seller is paid over time under the note.
  • The proceeds can be placed in investments other than real estate.

Because the seller is paid over time, the strategy is intended to defer eligible gains instead of having them all come due in the year of the sale.

It is a sophisticated transaction. Irrevocable means you give up ownership and control. Deferring a gain is not the same as making every tax disappear. Those tradeoffs are a large part of what Todd covers.

What you will learn on October 24

  • How the trust and the installment sale fit together, and why the structure matters
  • Where the money goes, who controls it, and how you get paid
  • Which taxes are deferred, and which parts of your sale need a closer look with your CPA
  • How a Deferred Income Trust compares with a 1031 exchange, a Delaware Statutory Trust, a 721 exchange, holding the property, or selling and paying the tax
  • Examples with a single property, a portfolio, a business, and a change in partnership ownership
  • What to ask your own attorney and CPA about documents, fees, and tax treatment before you move forward

Who this Master Class is for

This one is built for active and experienced investors who hold appreciated property and are thinking about what comes next. If you are earlier in your investing, you are welcome too. It helps to know how the exit works while you are still buying.

Real Estate Investor Meeting – Hire Your First AI Employee with Damon Remy

Hire Your 1st AI Employee: How to Put an AI Team to Work in Your Business, with Damon Remy of REI BlackBook. MAREI Meeting, November 10, 2026, Overland Park, KS.

Damon Remy has a question for every business owner who feels stretched thin: what if your next hire never slept, never called in sick, and never forgot a follow-up? On Tuesday, November 10, the founder of REI BlackBook shows MAREI how to hire your first AI employee and put an AI team to work in your business.

You sit down to look at a deal, and the phone rings. A contractor needs an answer. A seller calls back. By dinner, the deal is still open on your screen. That is the work an AI team can start taking off your plate.

What Damon Remy will teach about AI employees

Damon’s Five Levels of AI (Advisor, Analyst, Coach, Agent and Operating System) show what happens as you give AI real jobs in your business. You will leave knowing:

  • Your AI level today and your next step
  • The roles on an AI team: an Advisor for planning, Analysts for deal and market research, a Coach for seller conversations, and Agents for follow-up and marketing
  • Where you are the bottleneck, and which recurring task needs you less than you think
  • Your first hire: the AI role that fits a real need in your business
  • How the team works together, and why a shared Business Brain keeps every role on the same page

You stay the boss. Decisions, offers, negotiations and relationships stay with you.

Who should be in the room

Anyone who runs a business and is still the one doing most of it: wholesalers, flippers, landlords, lenders, and the businesses that serve them. No tech background needed.

Help Damon prepare: take the AI assessment

Damon is tailoring the night to this group. Tell him where you are with AI today and what keeps landing on your plate. The questions alone may show you uses you had not considered.

Who is Damon Remy

Damon Remy is the founder and CEO of REI BlackBook, the St. Louis software company that has helped thousands of real estate investors build systems and take back their time. He taught himself technology in the Marine Corps. In 2008 he was running a mortgage business and building tools for his investor clients; those tools became REI BlackBook. Today his focus is putting AI to work, so one person can run what used to take a team.

MAREI co-founder Kim Tucker spent three days with Damon at the National REIA Mid-Year Conference and came home with an AI Army now doing real work for MAREI. On November 10, Damon shows you how to build yours.
