National Housing Provider Coalition (NHPC)
A new nationwide coalition for housing providers is being developed with a shared purpose: monitor rental policies, respond early, and mobilize collective strategy when laws threaten property rights. The coalition aims to represent housing providers at all levels, from small investors to large organizations, serving as a unified voice on rental housing issues.
The next national meeting is scheduled for Zoom on Thursday, January 22, 2026 at 12:00 PM CST. The coalition will track emerging rental laws and policies, address impacts, and support housing providers with compliance education when needed. The focus includes monitoring tenant protection legislation and protecting property rights wherever possible.
To support growth and expand coalition participation, housing providers and rental housing organizations nationwide are encouraged to submit their contact information using the form below and share it with peers and organizations in the housing industry.

Missouri Elected Official Running for Senate
Missouri housing providers recently saw a major legislative win with the passage of the state’s Source of Income ban. The bill prevented new city-level restrictions that would have threatened rental housing operations. The legislation also included additional protections that many investors may not realize were part of the same bill:
Preventing reductions to allowable security deposit amounts
Banning Tenants’ Right of First Refusal when owners sell property
Preventing security deposit reductions
Protecting private property rights for rental owners
The bill was led through the Missouri House by Rep. Jon Patterson, current Speaker of the Missouri House and a Kansas City, Missouri housing provider. Patterson has now announced his campaign for Missouri State Senate. His work in the Missouri House is viewed by housing providers as aligned with long-term property rights and business stability for rental owners.
Donation Deadline: December 31
Rep. Patterson is actively seeking donations ahead of the December 31, 2025 campaign finance deadline. Contributions as small as $25 are meaningful at this stage. Housing providers and investors are encouraged to share the donation link with industry peers to help amplify support before the deadline.

Housing-Friendly Candidate Referrals
As legislative sessions and elections approach, housing providers are shifting strategy to support leaders early in the process. Referrals for housing-friendly, property-rights-focused candidates are welcomed. If you know candidates or elected leaders supporting smart housing policy, protecting deposits, limiting unnecessary interference in rental sales, or defending private property rights, those names are encouraged.
More updates will continue to be shared as additional candidates emerge who may need housing provider support.
