New Missouri Wholesaling & Investor Rules Take Effect August 28 — Here's a Forum That Explains What Changes

Missouri is changing the rules for wholesalers and direct-to-seller real estate investors, and the changes take effect August 28. If you assign contracts, buy houses directly from sellers, or run novation and assignment deals anywhere in Missouri, the new disclosure and transparency requirements will affect how you write your contracts, what you’re required to tell a seller, and what a compliant closing looks like.

On Wednesday, August 26, the KC Real Estate Investor Forum brings the legal, legislative, and title perspectives into one room — two days before the rules take effect. It’s hosted by SBD Housing Solutions in Blue Springs, and MAREI (Mid-America Association of Real Estate Investors) is promoting and recording it for members across the metro.

The concept: most of what investors are hearing about these changes is coming secondhand — from group threads and podcasts. This forum puts you in front of the people who actually shaped, will enforce, and have to process these rules at closing, so you can get answers instead of opinions.

The panel

Julie Anderson — Chief Executive Attorney, Anderson & Associates. A Kansas City real estate attorney with deep experience advising investors and property operators. She’ll give the practical legal overview: compliance considerations, contracts, and disclosures to understand before the rules take effect.

Dr. Jon Patterson — Speaker of the Missouri House of Representatives. Dr. Patterson has been closely involved in advancing consumer-protection legislation in Missouri. He’ll share the legislative perspective behind the new laws, what enforcement could mean for operators, and where future regulation may be headed.

Marty Albertson — Division President, Stewart Title. With more than 42 years of title and escrow experience overseeing Stewart Title operations across Missouri and Kansas, Marty will explain how the new requirements are likely to be carried out at the title level and how they could affect the closing process.
